This time of year, sellers often approach me to ask, “Should I sell my home during the winter, or wait until the spring?” The good news is that you don’t have to wait. You might even be able to sell faster and for top dollar during the colder months, too. Here’s why.

Demand is strong. On average, Denver homes are selling faster than anywhere else in the country. Here, it only takes about 27 days to sell a home. That’s incredible.

There’s less competition from other sellers. Our inventory drops during the winter. We only have a 1.5 month supply of homes right now. A balanced market has 6 months, meaning inventory is incredibly low right now!

Buyers are more serious around this time of year. We tend to weed out window shoppers during cold weather. Relocating buyers are on the search now to move before the school year resumes in January.

Most buyers will work around your holiday schedule. You can restrict showings during holiday time. They will not want to interrupt your personal time.
